Pay Rate: $40.00 / hour on W2
General Function
The Maintenance Manager is responsible for the reliability, availability, and performance of automated material-handling equipment and facility systems at a high-throughput distribution center.
Reporting to the Maintenance Director, this role leads maintenance supervisors and technicians across a split-shift operation to ensure PLC-controlled conveyors, sortation systems, robotics, RFID systems, and facility infrastructure operate at peak performance.
The position owns preventive, condition-based, and continuous-improvement maintenance programs and is accountable for improving key reliability metrics including MTTR, MTBF, OEE, and breakdown reduction. The role also manages maintenance projects, budgets, vendors, spare parts, and team development.
Major Duties and Responsibilities
Leadership & Team Management
- Lead, coach, and develop maintenance supervisors and technicians across a split-shift operation.
- Establish work priorities, assignments, and performance expectations.
- Support hiring, training, and skills development to build technical capabilities within the maintenance team.
- Promote a safety-first culture and ensure compliance with EHS, OSHA, LOTO, and site safety standards.
Equipment Reliability & Technical Ownership
- Maintain and improve the reliability of PLC-controlled systems, including Allen-Bradley/Rockwell and Siemens systems.
- Oversee conveyor systems, shipping sorters, automated sortation equipment, robotics, and RFID systems.
- Direct troubleshooting and rapid recovery of critical automation equipment to minimize downtime.
- Ensure controls, drives, sensors, and material-handling equipment are maintained according to manufacturer and site standards.
Facilities Management & Building Systems
- Oversee maintenance and reliability of facility systems including HVAC, fire sprinkler systems, water backflow prevention, plumbing, electrical distribution, lighting, and dock equipment.
- Manage building infrastructure such as roofing, flooring, doors, and general construction/repairs.
- Coordinate minor construction, renovation, and facility improvement projects.
- Oversee commercial kitchen and break-room equipment, including ovens, coolers, freezers, and refrigeration systems.
- Ensure completion of required regulatory inspections and testing related to fire/life safety, backflow, HVAC, elevators, docks, and building codes.
- Select and manage third-party contractors and service vendors while monitoring scope, quality, cost, and schedule.
Preventive Maintenance & Continuous Improvement
- Develop and maintain CMMS-driven preventive maintenance programs.
- Maintain high PM compliance and increase the ratio of planned versus reactive maintenance.
- Implement condition-based maintenance techniques such as vibration, thermal, electrical, and oil analysis.
- Lead continuous improvement initiatives using root cause analysis and equipment work orders to eliminate recurring failures.
KPIs & Performance Management
- Monitor and improve maintenance KPIs including:
- MTTR
- MTBF
- OEE
- Breakdown frequency
- PM compliance
- Analyze maintenance data and trends to identify chronic equipment failures and prioritize resources.
- Report reliability performance and improvement initiatives to senior maintenance leadership.
Project & Budget Management
- Plan and execute maintenance projects, equipment upgrades, and overhauls.
- Manage project scope, schedules, risks, milestones, and resources.
- Manage maintenance budgets, spare-parts inventory, and vendor relationships.
- Support cost-control initiatives while maintaining equipment reliability and operational uptime.
- Partner with Operations, HR, EHS, and Logistics teams to align maintenance activities with business requirements.
- Apply zero-based budgeting and spare-parts optimization practices.
Basic Qualifications
- Bachelor's degree in Engineering, Industrial Technology, or a related field, or equivalent combination of education and hands-on experience.
- 7+ years of progressive maintenance or reliability experience in a high-throughput distribution, warehouse automation, or manufacturing environment.
- 3+ years of leadership experience managing supervisors and/or maintenance teams.
- Strong working knowledge of PLCs, robotics, conveyor systems, shipping sorters, RFID readers, and automated sortation equipment.
- Experience with facility systems including HVAC, fire sprinklers, water backflow prevention, roofing, general construction, and commercial refrigeration/kitchen equipment.
- Experience developing and managing preventive and condition-based maintenance programs.
- Experience using a CMMS platform.
- Demonstrated success improving MTTR, MTBF, OEE, and equipment breakdown rates.
- Strong project management skills with the ability to manage multiple projects, budgets, and priorities simultaneously.
- Ability to work a split shift, Monday through Friday, and respond to critical equipment issues when required.
